Four services, each with a named deliverable and a stated cadence

Every apartment we take on sits inside the same four-service frame. Nothing is bundled into a vague monthly promise. Each line below states what you receive and how often.

  1. 01

    Listing preparation

    Deliverable
Room-by-room copy, amenity matrix, house rules, cancellation terms, and a dated reference to the current photo set.
    Cadence
One-time setup across 5 working days, then re-reviewed every 6 months.
  2. 02

    Property photography

    Deliverable
Minimum 18 daylight frames, neutral warm grade, no staging props, plus a dated permission record kept on file.
    Cadence
Initial shoot before publishing, one reshoot per year, versioned so retired frames are never shown.
  3. 03

    Availability updates

    Deliverable
Calendar reconciliation across every connected channel, with a written change note for each block or release.
    Cadence
Twice weekly by default, Tuesdays and Fridays at 09:40 EET. Daily is an add-on; evening and weekend gaps are covered by on-call.
  4. 04

    Occupancy reporting

    Deliverable
Twelve-row statement of nights booked, nights available, ADR in UAH, occupancy percentage, and change against the same month last year.
    Cadence
Owner copy sent on the third working day of each month, with the reconciliation date printed in the footer.

03 / Operating standard

Three records stand behind every apartment we manage.

Each one runs on a fixed cadence, has a named owner inside the desk, and produces a copy for the landlord. Nothing about an apartment's status lives only inside a message thread.

  1. 01

    Availability log

Calendar state is reconciled against the live listing every Monday and Thursday, with blocked nights, rate changes and minimum-stay rules written to the same log. Any gap between the log and the listing is corrected the same day.

Reconciled Mon and Thu · daily available as an add-on

  2. 02

    Permission record

Building rules, entry arrangements and written consent for photography or access are filed before the first frame is shot. If a building changes its terms, the record is updated and the listing is adjusted to match.

Dated and versioned · re-checked each quarter

  3. 03

    Photo refresh cycle

Frames are re-shot every twelve months, or sooner if furniture, layout or the building exterior changes. New sets are dated so older images are retired rather than left to circulate.

Refresh every 12 months · minimum 18 frames

All three records feed the monthly occupancy report. See what the management fee covers.
